Buying Swedish Property as a Foreigner: Contract, Lagfart, and Fees
A foreign citizen can use the Swedish registration-of-ownership process for immovable property or a site leasehold, but the file must satisfy Swedish form, identity, title, and tax rules. For acquisitions from 1 July 2026, the buyer needs a Swedish personal identity number, coordination number or qualifying organisation number. The operative sequence is: identify the asset, arrange the number, investigate the register and contract, secure finance, sign a valid purchase document, apply for lagfart within three months, and pay the title and any new-mortgage charges invoiced by Lantmäteriet.
Buying property does not create Swedish residence rights. This guide covers immovable property and site leasehold. A tenant-owner apartment (bostadsrätt) is not registered through the same lagfart process and needs its association-specific review.
Before signing: identify the asset and register risks
Record the complete official property designation and confirm whether the sale covers the whole property or a stated share. Obtain current register information for ownership, registered mortgages, easements, other rights, tax-assessment value, and any cadastral issue.

A buyer should also investigate physical condition, boundaries, planning, access, utilities, energy information, occupancy, and any environmental or agricultural classification before making the contract unconditional.
Use a Swedish property lawyer or other appropriately qualified adviser for the contract and due diligence when the transaction, language, ownership structure, or property type creates risk. This workflow does not treat a notary as a universal Swedish closing requirement.
Contract formalities that must be visible
The official lagfart page lists the purchase-document controls. The acquisition document must be signed in writing; an electronic signature cannot serve as the transfer signature. For a purchase, make sure the signed document states:
- the property's complete official designation;
- that the seller transfers the property;
- whether the whole property or a specified share is transferred;
- the purchase price;
- signatures of buyer and seller; and
- two witnesses to the seller's signature.
Conditions, a later bill of sale, spouse consent, subdivision, or a land-acquisition permit can change the filing set. Do not sign a translation or summary that omits a condition found in the controlling Swedish document.
For agricultural property in a sparsely populated or land-consolidation area, the official page describes cases where a county administrative board land-acquisition permit is required and a separate three-month permit deadline applies. Classify the property before signing rather than discovering the permit issue after the transfer.
Foreign-buyer identity file
Lantmäteriet's current lagfart guidance says that an acquisition from 1 July 2026 requires a Swedish personal identity number, coordination number or qualifying organisation number. For an individual buyer, the application includes:
- the registration-of-ownership application;
- the original document of sale; and
- a Swedish personal identity number or coordination number for the new owner.
The page directs a person who needs a coordination number to the Swedish Tax Agency and notes that an identity check at a state service centre must be booked. Treat that as a pre-completion dependency: confirm the current number and identity-check route early enough that it does not block the title application.
If the buyer is a foreign legal entity, use Lantmäteriet's company instructions for the Swedish organisation number and beneficial-ownership evidence. Do not reuse the individual checklist.
Apply for lagfart within three months
Lantmäteriet says a buyer must apply for registration of ownership within three months of the acquisition date. Use the official registration forms or the e-service if the applicant has the required Swedish electronic identification. E-service attachments are scans of the signed originals; a postal filing uses the original acquisition documents. Keep the originals even when scans are submitted electronically.
For an ordinary purchase file, prepare:
- the application with the official property designation;
- the original purchase document;
- the buyer's Swedish personal identity or coordination number;
- any spouse consent, permit, company, or beneficial-ownership document required by the facts; and
- a value certificate if the property lacks the prior-year assessed value needed for stamp-duty calculation.
Keep a complete copy of everything submitted, the dispatch or e-service receipt, any dormant-case notice, and Lantmäteriet's final decision. The original-document requirement makes casual replacement difficult.
Current lagfart cost for an individual buyer
Lantmäteriet's current stamp-duty and fees page gives the calculation:
- processing fee for registration of ownership: SEK 825;
- stamp duty for an individual: 1.5%;
- calculation base for a purchase: the higher of the purchase price and the prior-year tax-assessment value, rounded down to the nearest thousand SEK.
Legal entities use a different stamp-duty percentage; do not apply the individual example to a company. A dormant case can also create an additional processing fee.
Example for an individual: if the purchase price is SEK 3,000,000 and it is higher than the relevant prior-year assessed value, the preliminary title cost is SEK 45,000 stamp duty plus SEK 825 processing fee. If the assessed value is higher, use that higher base instead. Lantmäteriet, not this example, determines the final invoice.
Mortgage certificates: budget only the new amount
Mortgage certificates (pantbrev) secure lending against immovable property. First obtain the register's existing mortgage amount and ask the lender how much additional mortgage must be registered. Do not calculate 2% on the whole loan if existing mortgage certificates can cover part of it.
The current Lantmäteriet fee page states:
- stamp duty for a new mortgage: 2% of the mortgage amount, calculated on even thousands of SEK rounded down; and
- processing fee: SEK 375 per mortgage.
Example: if the lender needs SEK 2,400,000 in mortgage security and the property already has SEK 1,500,000 of usable registered mortgages, the new amount is SEK 900,000. The preliminary new-mortgage cost is SEK 18,000 stamp duty plus the applicable SEK 375 fee. Confirm with the lender which existing certificates are usable and how many mortgage registrations it will request.
Lantmäteriet sends the invoice after processing and states that the mortgage-certificate invoice must be paid before the certificate can be issued. Keep title costs, mortgage costs, lender fees, legal/advisory costs, inspection costs, foreign-exchange costs, and moving reserves in separate budget lines.
Finance, tax, and residence remain separate
A lender decides its own credit, income, equity, currency, collateral, and non-resident requirements. Prepare tax returns, payslips or business accounts, debts, bank statements, source-of-deposit evidence, and a foreign-exchange buffer, but do not treat pre-approval as a title decision.
Swedish property ownership can create property-tax/fee and rental-income reporting consequences. Use the Swedish Tax Agency's property-owner guidance for the actual use and ownership structure. Property purchase, mortgage approval, coordination number, and lagfart do not grant a visa or residence permit.
Before completion, the file should contain a valid contract, resolved due diligence, finance conditions, coordination-number plan, three-month lagfart deadline, title-cost calculation, existing and new mortgage-certificate amounts, and a residence plan that stands on its own.
